Project Brief

Globe Civil Engineering were appointed to deliver the full groundworks package for a private new build insulated concrete frame house, including excavation, installation of the insulated floor system, underfloor heating, reinforcement, and concrete floor slab. Despite restricted site access and a non-standard foundation design, the project was carefully planned and completed on time and within budget, allowing the superstructure works to commence without delay.

Overview

Globe Civil Engineering were appointed to deliver the full groundworks package for a private new build dwelling. Following a successful tender process, Globe was contracted to complete all groundworks up to and including the finished concrete floor slab, together with prepared external works. The site was handed back to the client ready for the superstructure phase, with all works completed within the agreed programme and budget. 

Site Requirements

The scope of works required Globe Civil Engineering to undertake all groundworks and hand the site back to the client once the finished concrete floor slab had been placed. External works were prepared to allow the superstructure phase to commence immediately following completion of the groundworks.

Project Tasks

This was a non-standard foundation design due to the insulated concrete frame construction method. A hardcore pad of up to 1.5 metres in depth was installed prior to the placement of underfloor insulation boards and perimeter upstands. The insulated floor system was completed before reinforcement steel was installed, followed by the placement of underfloor heating pipework in preparation for the concrete pour.

Methodology

Mechanical plant including excavators, dumpers and rollers were used to complete the works efficiently and safely. Detailed RAMS were produced and followed throughout the project, with all operatives appropriately trained for the tasks undertaken. Due to site constraints, rear drainage works were installed prior to foundation construction, and all deliveries and spoil removal were carefully sequenced to maintain safe working conditions.

Given the specialist nature of the build, Globe Civil Engineering maintained close liaison with both building control and the warranty provider to ensure compliance and facilitate smooth project delivery.

Site Challenges

The main challenge on the project was restricted site access. Once foundation excavations were complete, there was no rear access available for machinery. In addition, the construction methodology required the insulated floor system and building envelope to be delivered as a single phase. To mitigate these constraints, rear drainage works were completed and insulated components delivered to site before foundation construction commenced, allowing the works to progress without delay.

Heealth and Safety Considerations

All works were carried out in accordance with the project RAMS, with appropriate PPE worn at all times. The project was completed without incident or injury. As the site was located within a quiet residential area, works were restricted to permitted hours in line with planning requirements, and deliveries were planned to minimise disruption to neighbouring properties.

Outcome and Results

The groundworks were completed within the agreed timeframe and budget, enabling the superstructure works to commence immediately. Client satisfaction was demonstrated through continued engagement with The Globe Group, with Globe Scaffolding subsequently appointed to provide access for the next phase of the build.

Key Learnings

Early planning and clear sequencing proved essential on a restricted-access site. Strong communication with the client and proactive coordination with building control and the warranty provider were key to the successful delivery of the project.
